Renovation Loans Cairns

Renovation loans in Cairns. Stay in the suburb you love, and make the house match it.

A renovation loan in Cairns usually means refinancing or topping up your home loan to release equity, up to 80% of your home's value without LMI, and drawing it as the work is done. Higher rates have changed the maths on moving. For a lot of Cairns households, the smarter move in 2026 is not a new postcode. It is a better version of the home you already own, funded properly.

How FundUp helps

Cash-Out Refinance

Release equity as a lump sum or a split account you draw on as invoices arrive, and keep your offset and redraw habits intact.

How refinancing works

Progressive Drawdowns

For structural work and extensions, funds are released against builder invoices as each stage is certified, so you only pay interest on what has been drawn.

A renovation changes your property's value, which changes your equity. We revisit the loan once the work is done.

Stay or Move

Why are Cairns homeowners renovating instead of moving?

Because the cost of moving now buys a lot of renovation. Refinancing to renovate puts that money into the home you already own instead of into a transaction.

If you have run the numbers on selling and buying again this year, you already know how the sums look. Stamp duty, agent fees, conveyancing and moving costs on a typical move run somewhere between $80,000 and $150,000 before you have changed a single thing about the new place. In Queensland, stamp duty alone on a $1.2 million purchase sits around $52,000. That is a new kitchen, a bathroom and a decent chunk of an extension, spent instead on a transaction.

You are not imagining the shift. Australian renovation spending reached $56.2 billion in 2025–26, accounting for 37% of all housing spending, while knock-down rebuilds fell sharply. Research from the University of Sydney found each standard rate rise cuts home purchases by around 5% almost immediately. When borrowing power shrinks and the cost of transacting stays high, staying and improving stops being a compromise. It becomes the rational call.

That is exactly what renovation refinancing is for. We restructure your existing loan, unlock the equity you have already built, and put a funding plan around the work so the renovation is affordable on the repayments you will actually have, not the ones you had two years ago.

Who This Is For

Who is a renovation loan for?

A renovation loan suits Cairns homeowners who have decided, or are close to deciding, that their next move is inside their own walls. Common situations we see:

  • You had finance approved for an upgrade purchase and the repayments no longer sit comfortably after successive rate rises. Before you let that approval lapse, it is worth knowing what the same borrowing power could do applied to the house you are in.
  • Your kitchen, bathroom or layout has not kept up with how your family actually lives, but you like the street, the school run and the neighbours.
  • You want an extra bedroom, a home office or an opened-up living area, and you would rather spend the money on floor space than on stamp duty.
  • You are self-employed, and the big banks have already told you your income is too hard to read. Renovation lending is one of the places a specialist broker earns their fee, because low doc and alternative documentation options exist well beyond what your own bank will show you.

How It Works

How does refinancing to renovate work?

You borrow against the equity you have already built, by refinancing or topping up your loan, and the money is released as a lump sum, a split account or in stages against builder invoices. There are three ways to fund renovation work, and the right one depends on the size of the job and how your builder wants to be paid.

A standard refinance with a cash-out. If the work is cosmetic or modest, a new kitchen, bathrooms, flooring, painting, we refinance your loan to a better structure and release equity as a lump sum or a split account you draw on as invoices arrive. You keep your offset and redraw habits intact, and you are not paying interest on money sitting unused.

A construction-style renovation loan. For structural work, extensions and anything staged, lenders prefer a progressive drawdown. Funds are released against builder invoices as each stage is certified, so you only pay interest on what has actually been drawn. This is the structure that protects you if a project runs long, and it is the one most people have never been shown by their bank.

A line of credit or equity split. Useful when the scope is still being quoted and you want funds available without committing the full amount on day one. We will tell you plainly when this costs more than it is worth.

Whichever path fits, the sequence is the same. We assess your usable equity against a realistic renovation budget, not a hopeful one. We compare products across 40+ lenders, including those that handle self-employed and low doc income properly. We structure the loan so your repayments stay manageable if rates move again, with an offset where it helps and a split if part of the debt should be fixed. Then we manage the paperwork through to settlement, and we review it afterwards. A renovation changes your property's value, which changes your equity, which changes what you should be doing with the loan six months later. Most brokers disappear at that point. We do not.

The Cairns-Specific Bit

Is renovation lending different in Cairns?

Sometimes, yes. Lender pricing and policy can vary by postcode, and Far North Queensland renovations come with their own building and timing realities.

Far North Queensland lending is not identical to lending in Brisbane or Sydney. Some lenders price or policy postcodes differently, and renovation projects here carry their own realities: cyclone-rated building standards, higher trade demand in the dry season, and builders who quote in stages. A broker who has settled loans across the northern beaches knows which lenders are comfortable with which suburbs and which renovation structures, and which ones will stall your file.

We already work with clients through Bayview Heights, Brinsmead, Clifton Beach, Edge Hill, Freshwater, Kewarra Beach, Palm Cove, Redlynch, Smithfield, Trinity Beach, Trinity Park, Whitfield and Yorkeys Knob. If your suburb is not on that list, ask anyway. We lend Australia-wide, and the renovation refinance structure does not change with the postcode.

What It Costs You

What does a renovation loan cost?

Our service costs you nothing. You pay the loan's interest and any lender fees, and we disclose those in writing before you commit.

Our service is paid by the lender when your loan settles, not by you. There is no fee for the consultation, the comparison or the application. If a lender charges valuation, establishment or settlement fees, we tell you before you commit, in writing, so there are no surprises at the end.

A Straight Answer on the Risks

What are the risks of refinancing to renovate?

The main risks are a bigger debt secured against your home, repayments that rise if rates do, lenders mortgage insurance above 80% LVR, and spending more than the renovation adds to the property's value.

Renovation refinancing is not free money, and anyone who frames it that way is selling you something. You are increasing the debt secured against your home, and in a market where rates have risen more than once this year, the repayment has to be one you can hold if they rise again. Pushing your loan-to-value ratio past 80% can trigger lenders mortgage insurance, which is a real cost, not a rounding error. And a renovation only protects your equity if the spend stays inside what your suburb will pay back at resale. We will tell you if the numbers do not work. That conversation is worth more than an approval you regret.

How the Numbers Work

How much equity could you use for a renovation?

Usable equity is 80% of your home's value minus what you owe. A worked example, with repayments from the same formula as our repayment calculator.

You own a Cairns home worth $750,000 with $400,000 still owing. Most lenders will lend up to 80% of the value without lenders mortgage insurance, so the usable equity is that limit minus your loan, before a buffer for costs and contingency.

Step 1 — Your usable equity

Current home value$750,000
Remaining home loan$400,000
Lending limit at 80% LVR$600,000
Usable equity ($600,000 − $400,000)$200,000

Step 2 — Borrowing only what the renovation needs

Renovation budget, including contingency$100,000
New home loan$500,000
New LVR ($500,000 ÷ $750,000)66.7%
Equity left untouched as a buffer$100,000

Monthly repayments, 30-year principal and interest

LoanAmount6.00%7.00%
Current loan$400,000$2,398$2,661
With a $100,000 renovation$500,000$2,998$3,327
Using all usable equity$600,000$3,597$3,992

Illustrative rates only, not a quote. Your rate depends on the lender, the loan size and your LVR.

In this example a $100,000 renovation adds about $600 a month at 6.00%, or about $665 at 7.00%, and leaves $100,000 of equity untouched. We test the repayment at a higher rate too, so it still holds if rates rise again.

Bring your quotes. We will bring the lender panel.
